Equity investments in the Indian real estate market surged to USD 8.9 billion between January and September 2024, marking a 46% increase from the previous year. This growth, reported by real estate consultancy CBRE, reflects the strongest investment levels in the sector since 2018, driven by robust office leasing, higher disposable incomes, and increased consumer spending.

According to CBRE data, equity investment in Indian real estate has fluctuated in recent years: USD 5.8 billion in 2018, USD 6.4 billion in 2019, USD 6 billion in 2020, USD 5.9 billion in 2021, USD 7.8 billion in 2022, and USD 7.4 billion in 2023. The current upswing is attributed to a rebound in capital deployment during the second quarter of 2024.
Anshuman Magazine, Chairman and CEO of CBRE for India, South-East Asia, the Middle East, and Africa, noted that continued capital inflows are expected across both traditional and emerging real estate sectors. "Institutional investors, collective investment vehicles, and developers will be key drivers of capital in the coming quarters," he said.
During the July-September period of 2024 alone, equity investments reached USD 2.6 billion. Domestic investors, particularly real estate developers, accounted for approximately 79% of this capital inflow.
Gaurav Kumar, Managing Director of Capital Markets and Land at CBRE India, highlighted that factors such as a revival in the office leasing market and increased consumer spending on homes have propelled investment growth. "India's favorable demographic profile and an expanding talent pool are poised to sustain rapid growth in the residential, retail, office, and logistics sectors," Kumar added.
The current investment trend reflects confidence in the Indian real estate market's long-term potential, with expectations of sustained growth in the near future.
